Terms & Conditions  1. By clicking agree you are agreeing to terms of rental agreement which states your reservation has impacted the availability of a property by blocking dates from other guest & owner use. Because you have altered cabin availability any money you pay is subject to cancellation penalty (see policy below) 2. When a cabin is reserved a Rental Agreement is emailed to Tenant/credit cardholder responsible for the cabin, that person has 72 hours from the time of booking to sign & send agreement back in to our office. Other guests may sign agreement at a later date. If we do not get a copy of Rental Agreement signed by Tenant/credit cardholder back within 72 hours we will release reservation block on cabin & charge card on file in accordance with our cancellation policy. Cancellation Penalty: No matter when you cancel there is a financial penalty.  If it is a last minute booking or you wish to cancel the same day you reserved a cabin cancellation penalties will still apply. Cancellation penalties increase based on how quickly the date blocked out for your arrival is approaching. Cancellation policies are different and penalties higher for holiday reservations. Non-Holiday Cancellations: If you have not booked holiday dates & you cancel more than 30 days before the beginning date blocked for your arrival the penalty is $65.  If you have not blocked holiday dates & you cancel less than 30 days away from the beginning date blocked for your arrival the penalty is $300.  If you have not blocked holiday dates & you cancel less than 14 days away from the beginning date blocked for your arrival the penalty is the full rental amount. Holiday Cancellations: If you have booked holiday dates & you cancel more than 30 days before the beginning date blocked for your arrival the penalty is $85.  If you have booked holiday dates & you cancel less than 60 days away from the beginning date blocked for your arrival the penalty is $300.  If you have booked holiday dates & you cancel less than 21 days away from the beginning date blocked for your arrival the penalty is the full rental amount.

Cuddle Up Cabin Rentals INC Rental & Release Agreement: _____ I have reviewed the arrival and departure dates for accuracy_____ I agree to the rates that were existence at the time the reservation was made_____ I am at least 25 years of age or older, or as a guest under the age of 25, I have an adult signing on my behalf_____ I understand the balance due on my reservation will be charged to the credit/debit card used for the deposit 14 days before my arrival date_____ I understand I will be in a generally forested area and may encounter wildlife, I should not approach wildlife.  Also, I am aware there are no leash laws in the area and as a result I may see pets and strays, I should not approach pets or strays or feed them. Cuddle Up Cabin Rentals INC has no control over presence of wildlife or pets & strays and assumes no liability._____ I understand a minimum $75 fine per trash will be charged to the credit card on file for each can of loose or unbagged trash found inside the cabin or in the exterior trash cans upon my check out. I understand must bring trash bags, paper products, laundry detergent and dish soap with me to use in the cabin as only small starters of paper products, trash bags, laundry & dish soap will be provided._____ I acknowledge I have read & agree to all terms & conditions in Cuddle Up Cabin Rentals INC “Rental & Release Agreement” The Rental & Release Agreement is a legally binding contract between Guests, Cuddle Up Cabin Rentals, Inc, and the cabin owners.  Cuddle Up Cabin Rentals, Inc, serves as Agents and represents the homeowners of vacation rentals in the Cuddle Up Cabin Rentals, Inc, rental program.  All pages of the Agreement must be read, signed/initialed where indicated on all pages and return to our office or parties agree to conduct transactions by electric means.  By signing the Rental & Release Agreement Guest state that they have read, understood, and will abide by all rules and agreements that Cuddle Up Cabin Rentals, Inc, has set forth.  For $10.00 and other valuable considerations, including but not limited to being allowed to stay at the cabin, Guest agree and acknowledge the following:INDEMNIFICATION: Guest hereby agree to hold Cuddle Up Cabin Rentals, Inc, its owners, employees and agents (individually and/or collectively as “Cuddle Up Cabin Rentals, Inc”) and the Cabin Owners, their employees and agents (individually and/or collectively as “Cabin Owners”) harmless and indemnify them against any and all claims, damages, suits, causes or action of damages and costs and legal expenses of any nature thereof arising from injury to a person or property or loss of life sustained in or about the cabin and associated surrounding lands and streets (the “Premises”) by any person or persons whatsoever. Guest agree that Cuddle Up Cabin Rentals, Inc and the Cabin Owners shall not be liable for any personal injuries or damage to any goods, wares, or property regardless of how such injuries or damages may be caused. Guest assumes the risk of injury or other losses relating to any recreational activities and will hold owner and its agents harmless with respect thereto.LEGAL JURISDICTION: This Agreement shall be construed, interpreted and the rights of the parties determined in accordance with and governed by the laws of the State of Georgia, without regard to conflicts of laws principles.  It is expressly agreed and stipulated that this Agreement is deemed to have been made and to be performable in Fannin County, Georgia.  Any action or proceeding seeking to enforce any provision of, or based on any right arising out of, this Agreement, and/or related to a contract or tort claim shall be brought against any of the parties in the courts of the State of Georgia, County of Fannin, and each of the parties consents to the jurisdiction of such courts (and of the appropriate appellate courts) in any such action or proceeding and waives any objection to venue laid therein.  Process in any action or proceeding referred to in the preceding sentence may be served on any party anywhere in the world. Guest have read, understand, and consent to all the policies and regulations outlined in this Rental & Release Agreement. If Agent must obtain legal advice or counsel for matters arising from payment discrepancy involving a Guest or Payment vendor such as a credit card company, Agents legal counsel Blue Ridge Law [931 East Main Street, Blue Ridge, GA * (706) 632-1900] will seek rightful payment or collection for Agent on behalf of Owner. If disputes are transferred from Agents management to a collection team, Guest of record will become responsible for all charges proved to be their responsibility in a court of law. RESERVATION POLICIES RESERVATION: By submitting a reservation online or by phone and blocking out a property in a way which impacts its availability to other interested parties Guest have entered into a binding contract valid for a specific period of time. Guest have hereby authorized “Cuddle Up Cabin Rentals, Inc,” to bill charges relating to: the rental of property, agree to pay all rent, accept all Terms and Conditions set forth in this Rental & Release Agreement, and accept all liability for any damage(s), beyond normal wear and tear during the term of this agreement.  If undersigned fails to abide by this agreement, Guest understands that all costs associated with violation of Rental and Release Agreement, damages due to Guest negligence, misuse of property and/or missing items will be charged to the credit card on file.SECURITY DEPOSIT PROTECTION PLAN (SDDP): Each reservation is charged a non-refundable and taxable premium of $35.00 to purchase a Security Deposit Protection Plan. IN ADDITION TO THE $35 SDPP SOME LARGER LUXURY PROPERTIES MAY ALSO REQUIRE AN ADDITIONAL SECURITY HOLD IN THE AMOUNT OF $500 BE PLACED ON A CREDIT CARD ON THE DATE OF ARRIVAL BEFORE GUESTS ARE PERMITTED TO GO TO THE CABIN.  The Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500. Any damages that exceed $1500 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1500. Certain terms & conditions apply.  Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy.  The Security Deposit Protection can be purchased up to, and including at, check-in.   By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Cuddle Up Cabin Rentals, Inc, any amount payable under the terms and conditions of the Security Deposit Protection.  Please contact Cuddle up Cabin Rentals directly if you do not wish to participate in this plan or assignment.  CABIN OCCUPANCY:  Guest who initiates rental will remain responsible for all Guest or Licensee of Guest during occupancy of property.  Pricing and safety concerns set the specific occupancy restrictions for each vacation rental. Guest will submit an accurate tally of occupants using the Rental and Release Agreement.  Every child 13 or more years of age is considered an occupant.  Cuddle Up Cabin Rentals, Inc. office must be notified during normal business hours of any additional visitors not listed on Rental and Release Agreement.  All visitors must register with the office and sign the Rental & Release Agreement before arrival and leave before 10:00 PM.  A visitor is considered anyone stopping by the cabin only and NOT staying overnight in the cabin.  If Guest is found to exceed the maximum occupancy there will be a minimum fine of $200, the rental contract will be breach and Guest may be evicted with no refunds or rebates.TAX EXEMPT RESERVATIONS: Tennessee Law provides tax exemption for the rental cost of cabins located in Tennessee if a valid certificate is provided.  Exemption is only for cabin rate and cannot be applied toward additional services and fees. A Tennessee tax-exempt certificate or 501c3 tax-exempt certificate must be provided by any group wishing to claim tax exemption. For these types of reservations, several criteria must be met: (I) The reservation must be made in a group name (2) Payment must be made by a form of payment showing the group name (i.e. credit card or check with group name) (3) The group name on the tax-exempt certificate must match all of the above. Request for tax-exemption must be made at the time of booking. A valid tax-exempt certificate (as stated above) must be submitted to the rental agent at the same time the signed a Agreement is returned, which should be within 14 days of making the reservation.IMPORTANT NOTICE: Guest payment may not be held in escrow. Escrow funds may be subject to certain repurchase agreements. This notice is in accordance with Tennessee State Law 62-13-104 (b)(3)(D) GROUP RENTALS: Cuddle Up Cabin Rentals, Inc. reserves the right to refuse rental to any individual or group. Additional Security Hold required based on size of group at each property used for group rental. Agent requires a group leader and/or chaperone is present with group at all times while at a cabin. Noise is to be kept at a reasonable level. At Cuddle Up Cabin Rentals discretion a security service may be required to patrol property neighborhood during rental term. Agent will attempt to notify Guest if this becomes necessary and group will be charged for this service at $150 per night per cabin. In the event any complaints are received about the group as a whole or about any individual within the group Guest will receive a warning from the Agent or could face possible eviction from the cabin depending on the offense. Continued complains will result in eviction without refund. The group is responsible for any damage to the cabin incurred by any member or guest. If damage occurs Guest will be charged not only for the repairs/replacements but also for any refunds or adjustments that Agent is forced to make to other guests due to the behavior or negligence of the group. The amount involved is totally separate from the rental fee and Guest gives full authorization to charge credit card on file, or agree to provide Agent with payment via other means if card declines.CLEANING FEE:  All reservations include a cleaning fee; however the charge of this fee DOES NOT entitle Guest to leave the cabin or hot tub in an unsanitary condition.  Guest must follow all check out policies, failure to do so will result in additional cleaning charges billed to Guest credit card on file with the office.SPECIALS, PROMOTIONS & DISCOUNTS: Cuddle Up Cabin Rentals, Inc. may offer different types of savings. Any special, promotion, or discount must be requested at the time of booking. Some properties may be exempt.REFUNDS: There will be no refunds or compensation for: acts of God, Mother Nature (i.e. ice, snow), acts of war or government agencies, road maintenance or repair, gas shortages, power outages, television or phone outages, internet outages or water interruption/outage. AGE RESTRICTION: Cuddle Up Cabin Rentals, Inc, Inc rents to responsible Guest 25 years or older and Guest must show proof of age at anytime during their stay.  Guests under the age of 25 unaccompanied by a parent or legal guardian will be permitted to register and will lose all funds paid to Agent.  It is a crime to make a reservation under false pretense, and to do so will result in loss of advance payments and removal of guests from rental unit.CONCIERGE & GUEST SERVICES: Cuddle Up Cabin Rentals, Inc. has established relationships with service providers to enhance Guest stay. Cost of additional services can be added to Guest final invoice and charged to Guest credit card for ease of accounting on Guests vacation. This cost can be verbally requested and confirmed before it is charged. Once a request is made and reservations confirmed or services rendered all charges are final and non-refundable. Service provider will be responsible for any liability, refunds, or gift certificates. Agent will not be held responsible for any misstatements by Guests, incorrect dates, times, email addresses, or any other incorrect information provided by Guests. Excursions are reserved “as is” on the date and times requested by Guests. Agent will not be held responsible for injuries, death, loss or personal effects, or late arrival of Guests to pre-reserved excursions.PETS AT CABIN: Cuddle Up Cabin Rentals, Inc has a strict no pet policy in properties that have not been deemed pet-friendly by the property owner.  If pets are brought to a non pet friendly property a fee of no less than $300 will be charged to card on file, as well as the standard pet  fee and additional cleaning charges. PET FRIENDLY RENTAL POLICIES: There is a $30 flat pet fee that is non-refundable. Puppies up to 15 months old are NOT permitted in any of the cabins. Maximum pet weight is 25 pounds and no more than 2 pets are allowed in any property.  Pet damage hold of $100.00 per pet, per stay that will be guaranteed on a VISA, MASTER CARD, DISCOVER OR AMERICAN EXPRESS. All terms & conditions outlined in the pet policy must be followed.  Only adult dogs are permitted in some cabins. Individual owners determine whether they want to welcome pets into their cabins and we cannot permit pet’s access to cabins that are not deemed pet-friendly. • There will be an additional security deposit of $100.00 per pet, per stay that will be guaranteed on a VISA, MASTER CARD, DISCOVER OR AMERICAN EXPRESS. • Pets are NOT permitted in the hot tub. Guests agree to pay no less than $100.00 cleaning fee if pet gets into the hot tub and the cost of a new hot tub filter. • Pets MUST BE COMPLETELY HOUSE BROKEN! WELL BEHAVED AND PEST FREE! • Pets are NOT allowed on any of the beds or furniture. Guests will be charged an additional cleaning fee of no less than $50.00 if pet hair causes a delay in cleaning service. • Guests agree they will NOT use any linens or towels on pets. • Guests agree to bring pets’ crate and bedding for their pets. While Guests are away from the cabin, guests will be sure that pet is secured in a pet carrier and NOT left to wander inside the cabin, screened porch or outside. • If pets have an accident in cabin, all clean up will be performed by the Guests. Guests further agree to police waste from the grounds and deposit in a plastic bag and placed in outside garbage cans. Guests agree that failure to comply with clean-ups of either inside cabin or outside cabin will result in an additional cleaning charge of not less than $50.00. • Should damage to the cabin, grounds or furnishings (including linens) or flea infestation occur, the guest is responsible for said charges up to and beyond the pet security deposit and will be charged to the credit card placed for pet deposit. If the credit card will not cover these charges guests will make arrangements with Cuddle Up Cabin Rentals for replacing and/or repairing the damages. These charges include the time involved by Cuddle Up Cabin Rentals in correcting, clean up, fumigation, replacement, repair of said damages. • Guests agree to be in full control of their pets at all times and take full responsibility for their pets well being. • If any of these Pet Policy items are not met, guests are in violation of the Agreement/Contract. Guests agree that by signing this Agreement/Contract, they are authorizing Agents to charge guests credit card on file for any damages Sustained. Beginning Your Vacation CHECK-IN TIME: Check in time is 4:00pm EST at 224 Blue Ridge Drive, McCaysville, GA 30555. If outstanding balance is collected and all required paperwork submitted, the following properties offer onsite check ins at 4:00pm on the scheduled date of arrival: A River Runs Through, Aska La Vista, Aska Lodge, Bear Foot Ridge, Bear Hollow, Dogwood Cabin, Eagles Perch Lodge, Heaven’s Doorstep, Moose Crossing Lodge, Mystic Waters, Ripshin Mountain Retreat, Sherwood Forest, Sugar Creek Retreat, Thunder Falls, and Twin Falls,  Check in at the cabin is not available at any other properties. Keys are NOT available until the property is ready. Agent will use every resource available to have the property ready for Guest occupancy at noted check-in time, however; Agent cannot guarantee the exact time of occupancy due to possible previous rentals resulting in possible cleaning conflicts out of Agents control.  Guests who utilize onsite check in cannot arrive at property before 4:00pm check in time.  Failure to wait until established check in time to access property without prior written consent from Agent will result in additional charges in the amount of an additional night’s stay and taxes to the Guest credit card. LOST GUESTS: Cuddle Up Cabin Rentals, Inc. cannot be held responsible for Guests being unable to find their rental unit or rental office. No refunds or rebates will be offered.PROPERTY KEYS: Guest are issued one set of keys at check-in & all keys must be delivered back to Cuddle Up Cabin Rentals, Inc office at time of Check-Out unless arranged otherwise between Guest and Agent. The properties are privately owned and Guest is responsible for lost, misplaced, or stolen keys. The property must be re-keyed in the event that key(s) are lost, misplace; stolen or not returned for any reason. The Guest will be responsible for cost thereof at a minimum of $175.00.PAPER PRODUCTS: Cuddle Up Cabin Rentals, Inc. provides a starter of paper products, soaps, detergents, and trash bags for Guests convenience. Guest should bring additional paper products, dishwasher detergent, bath soap, trash bags, and laundry detergent.CABIN PREVIEWS: Due to liability and security issues Cuddle Up Cabin Rentals will be unable to provide prospective renters with direction or keys to preview properties.LOCKOUT POLICY: In the event a Guest is locked out of a property, the Guest can borrow a key by coming to the Cuddle Up Cabin Rentals, Inc office during business hours. After business hours, Guest must call the Cuddle Up Cabin Rentals, Inc. After Hours Emergency Line provided at check-in. After leaving a voicemail a Cuddle Up Cabin Rentals, Inc representative will assist the Guest by providing a spare set of keys. A charge of $50.00 will be assessed for obtaining the key(s) after business hours.CHECK-OUT TIME: Check out is at 11:00am. Guest agrees that an unapproved late checkout will be assessed in an amount equal to one-half the nightly rental fee for each 20 minute period past 11:00AM. Check-out is strictly enforced so that the Agent has adequate time to prepare the rental property for the next scheduled Guest.  Failure to vacate the property by check out time without prior written consent from Agent, or the return of any member of the Guest party to the property after check out will result in additional charges in the amount of an additional night’s stay and taxes to the Guest credit card.CHECK OUT INSTRUCTIONS: Please follow all check-out instructions provided to you at check in and posted inside the property.  Property should be left neat and in proper order upon check out. All trash should be bagged and left inside the exterior trash bin, DO NOT leave trash scattered throughout cabin or put unbagged trash into trash bin.  Dishes must be washed, doors and windows securely locked. Failure to complete all of the required check out steps will result in an additional charge(s).  If Guest depart early, shorten rental term without the required notice, arrive late, or reschedule due to inclement weather no refund will be given. Guest must leave all rental keys and gate passes where they have been instructed, either on the kitchen counter, one of the Agent’s lock boxes.  Guest can be charged for the professional re-key of any cabin with un-returned keys and $175.00 for each un-returned gate pass.PRE-ARRIVAL AND POST DEPARTURE INSPECTIONS: Cabins are pre-inspected before Guests arrival and following Guest departure. Guests are responsible for reporting any issues dealing with that cabin within 2 hours of arriving.LOCKED STORAGE: There may be locked locations used by the property owners for personal storage or housekeeping supplies. These areas are not included in rental. Tampering with locked areas will result in a fine starting at $100 or more depending on circumstances or necessary repairs and replacement.QUALITY CONTROL & CUSTOMER SERVICE: Guests acknowledge, understand and agree that Cuddle Up Cabin Rentals, Inc reserves the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements as Cuddle Up Cabin Rentals deem necessary. As in any home, malfunctions occasionally happen.REPAIRS: Guest understands that Agent cannot guarantee against encountering problems at cabin. Guest should report any inoperative equipment or needed repairs to the Cuddle Up Cabin Rentals, Inc office immediately or call Voicemail Activated After Hours Emergency Line to document their concerns after hours. After 2 hours at the property Guest accepts it “as is.”  Agent will make every effort to correct any problem that arises during Guest stay quickly and efficiently. All non-emergency maintenance requests must be reported to the office between 9 AM and 5 PM for same day response. With the exception of major holidays Agent office is open daily for all Guest requests and queries, the After Hours Emergency Line should be used for emergencies only.SERVICE CALL: Guest agrees should technician respond to a Guest call and find that the equipment is in working order and the problem was due to the Guest oversight or neglect, the charge for service will be billed to the Guest credit card. MINIMUM SERVICE CALL FEE START AT $25.00.AFTER HOURS VOICEMAIL ACTIVATED LINE: Cuddle Up Cabin Rentals, Inc. provides an After Hours Voicemail Activated Line for use to report emergencies such as lack of power, heat, air, water, severe leaks, accidents, and cabin lock outs.  If Guest contacts the After Hours Line to document a non-emergency problem, Guest request will be forwarded to the following business day.TRANSFER OF GUEST: Agent reserves the right to move Guest to another rental property; if deemed necessary & is subject to availability.  There will be no refunds or relocation because Guest are disappointed with the property Guest chose to rent or in the event that something associated with the property is not working to Guest satisfaction.TENANT PROPERTY: Cuddle Up Cabin Rentals, Inc and the Cabin Owners will not be held responsible for lost or stolen items, nor items located or left on the Premises by Guest during their stay or after their departure. Any personal items left at property can be mailed to Guest at their request for a fee of $25 plus postage expenses. Items left over 30 days will be donated to charity.EXPEDITED EVICTION: A material breach of this agreement by Guests, which in the sole determination of Cuddle Up Cabin Rentals, Inc. results in damage to the property, personal injury to the Guest or others, a break of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of the Guests tenancy. Violation of any of the rules contained herein will result in IMMEDIATE EVICTION and forfeiture of rent. If the tenancy created hereunder is for 20 days or less, the expedited eviction procedures set forth in the Cabins act will apply. Guest may be evicted under such procedures if Guest: (I) hold over in possession after Guests tenancy has expired; (II) commit a material break of any provision of this agreement that according to its terms would result in the termination of Guests tenancy; (III) fail to pay rent as required by this agreement, or (IV) have obtained possession of the Premises by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check in.MOUNTAIN ROADS: The North Georgia area is mountainous, most roads leading to rental properties are dirt, gravel, and bumpy.  At times properties are not as easily accessible and may require four wheel drive or front wheel drive vehicles, or they do not have ample parking for multiple cars or trailers.  Access to some properties is steep and winding. Guest should inquire about the road or drive to the property before booking if they have any concerns.  No refunds will be given due to the road/drive condition or parking arrangements of the property.INCLEMENT WEATHER: Agent strongly advises Guest to purchase travel insurance if weather and access are concerns.  It is the Guests responsibility to monitor the weather and road conditions prior to arrival. Guest may contact the office to inquire about conditions understanding that Cuddle Up Cabin Rentals, Inc. cannot predict the weather or road conditions throughout the region. Road conditions can change quickly and/or remain impassible for extended periods of time. (I) Agent will allow Guests to reschedule within 72 hours of arrival. If Guest does not reschedule within this time frame the agreement will not be changed or altered in any way. (II) If Guest becomes hold over the full nightly rate will be charged for each additional night. (III) It will become the Guest responsibility to pay for any additional services requested. (IV) Guests arriving during this time and checking in (accepting keys/taking occupancy of property) understand they are proceeding at their own risk and should make proper arrangements. Guest who do not show, turn around, or depart early will be voluntarily forfeiting the reservation.  During inclement weather Agent will not be able to assist Guests who become stuck or lost in the snow.  Neither Agent nor our homeowners can be held responsible for Guest safety or for any loss or damage to property that may result from traveling in inclement weather.   Agent does not attempt “rescue missions” to deliver Guest to properties, bring food, or help Guests leave the cabin— being snowed in means Agent is snowed out. WILDLIFE ENCOUNTERS: When vacationing in the mountains there is a heightened probability Guests will encounter some type of wildlife or insects. Depending upon the time of the year Guests may encounter bear, deer, turkey, ladybugs, carpenter bees, wasps, scorpions, snakes, ticks, ants, chiggers, squirrels, etc. Guess are encouraged to dress accordingly, refrain from using scented lotions and perfumes & bring insect repellent for all outdoor activities. Anytime spent outside no matter how brief will leave guests vulnerable to insect & bug bites, especially chigger bites.  Chigger bites are slightly raised, itchy, red bumps that often appear around sockline, torso, legs or arms.  Treat chigger bites by covering each red area with fingernail polish to dry the bites out and help with itching. No Refunds or Rebates will be offered. CONSTRUCTION: Guests acknowledge, understand, and agree that construction of new accommodations and attractions occur. The real estate agent has been informed not to show these properties while occupied by a renter or guest of the property owner. If for any reason a real estate agent shows up unannounced please instruct them to call the Agent rental office. If property is listed for sale Agent may contact Guest as a courtesy to authorize entry or showing. AMENITIES:TELEVISION PACKAGES: Cuddle Up Cabin Rentals, Inc. cannot guarantee TV channel availability.  Rental properties offer basic packages and have complete or rating based blocks on PPV.  If guests charge PPV programs during their stay their credit card will be charged for the expense. Cuddle Up Cabin Rentals, Inc. cannot under any circumstance activate additional channel packages or programming,INTERNET:  Internet service is available at most properties; due to data plan some properties may have usage limits in place. Cuddle Up Cabin Rentals, Inc. cannot guarantee device compatibility or prevent internet service failure. Using internet to stream movies at properties with usage limits will result in additional charges to the guest credit card.  No refunds or compensation will be given for internet failure or computer incompatibility. TELEPHONE:  All properties are equipped with a telephone for emergencies.  Cell phone coverage varies by carrier and signal strength may be poor in some areas. Guest agree to make all long distance calls with a calling card or by calling collect with the assistance of an operator. No long distance calls can be made from the rental property’s phone. FURNISHINGS: Guest cannot rearrange furniture or electronic equipment from the designated areas that the homeowners wish them to be located. Some properties are equipped with sophisticated electronics and stereo equipment. Please do not tamper with this wiring or modify configuration to add a gaming system or other devices. Guest agree to pay no less than $100 if furniture is rearranged or moved or the total cost of technical service calls to reconfigure wiring.  PROPANE GRILLS: Properties with propane grills are fueled by liquid propane, and under NO circumstances may Guests add charcoal or any derivative of charcoal to the propane grills. Guests agree that if Guests add charcoal to a propane grill Cuddle Up Cabin Rentals, Inc. is authorized to charge not less than $150 to Guests credit card for cleaning of the grill.HOT TUB: Hot tubs are drained, cleaned, refilled, and chemically sanitized prior to each guest arrival. Please leave the bromine floater in the hot tub at all times. Because the hot tubs are completely drained and refilled prior to each guest stay the water may not be warm until the evening of your arrival. When not using the hot tub, leave the cover on so the hot tub will stay warm and debris stay out. Do not disconnect power source of hot tub or attempt to disable normal filter cycle of hot tub. There are health risks associated with the use of hot tubs—use with discretion and at Guest sole responsibility. Extended use of hot tub during stay or by large group will deplete chemical sanitation quickly and leave Guest vulnerable to infections. Please shower with soap and water before and after using the hot tub as some lotions, soaps, etc mixed with the hot tub chemicals can cause a rash on your skin. Cuddle Up Cabin Rentals, Inc. assumes no responsibility for any occurrence associated with hot tub usage. Guests with heart disease, diabetes, high or low blood pressure, or any serious illness and pregnant women should not enter hot tub without consulting a physician. Guests with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub due to the possibility of spreading infection. If any residue from bath products, food, alcohol, etc is found in the tub guest will be charged an additional cleaning fee of no less than $100 plus the cost of a replacement spa filter. DO NOT STAND ON THE HOT TUB COVER. If it breaks you will be charged up to $500 to replace it. If hot tub water becomes cloudy or begins to smell after use, do not get back in hot tub, contact Cuddle Up Cabin Rentals, Inc. immediately. Guests agree to pay an additional charge of $50 if Guest request an additional cleaning hot tub during their stay. It is absolutely forbidden for children to be in hot tub without responsible adult or for Guests to drain hot tub. No refunds or rebates will be offered over mechanical failure of hot tubs.DÉCOR: If Guest require special appliances or equipment, please bring them or make arrangements with the Cuddle Up Cabin Rentals, Inc staff prior to arrival. Property descriptions are deemed accurate but cannot be guaranteed. The decor, style, and color of each rental property will vary.  Furnishings are subject to change without notice. Under no circumstances is furniture, bedding, mattress pads, utensils or any other item supplied with the rental property to be taken out, transferred from one property to another rental property, moved, or rearranged.SEASONAL INTERIOR GAS LOG & WOOD BURNING FIREPLACES: Interior fireplaces are available for seasonal use only in many, but not all properties.  Fireplaces should never be used to cook or roast anything. GAS LOG FIREPLACES: DO NOT rearrange or tamper with gas logs in any way, they have been positioned for safe and optimal operation. Do Not attempt to use gas logs when they have been disabled for seasonal use. Do not attempt to cook or roast marshmallows over gas logs.WOOD BURNING FIREPLACES: Start with a small fire and build up, DO NOT overload wood burning fireplaces.  Never leave fire burning unattended in property.  Never use liquid accelerant or leave furniture too close to open fireplace.FIREWOOD: Properties with seasonal interior fireplaces provide adequate firewood for Guest use during accepted usage season.  Firewood provided by owners is for use in interior fireplaces only. Additional firewood must be purchased by Guest at local store or vendor for all outdoor fireplaces and fire pits. FIRE PITS & OUTDOOR FIREPLACES: Guests acknowledge, understand, and agree that fire pits may be used year round; however Guests must provide their own logs to burn in fire pits. Firewood left at the properties for interior fireplaces during fireplace season cannot be used in fire pits. If a property does not offer a fire pit Guests will not make one. Guests agree to pay not less than $100 if any other items are burned in fireplaces or if Cuddle Up Cabin Rentals, Inc. interior fireplace wood is used in fire pit.MECHANICAL & AMENITY FAILURE: Cuddle Up Cabin Rentals, Inc and the Cabin Owners will make no refunds for acts of nature or God or events out of their control which may interfere with Guest occupancy including but not limited to inclement weather, power outages, failure of heat, air, water or other utility services, failure of appliances, television services, internet service, construction noise, televisions, satellite receivers, DVD players, VCRs, gaming equipment, or failure of hot tubs (including but not limited to electrical breakers tripping appliances). GUEST CONDUCT  PROPERTY CARE: Guest are responsible for the property they occupy.  Guest should treat each property, its furnishings, and its exterior surroundings with the utmost respect. Many property neighborhoods have noise ordinances that Guest must follow. Quiet times are from 11pm to 8am. All speed limits should be followed in neighborhoods. The use of property shall not be such as to disturb or offend neighbors. Agent reserves the right to terminate this Agreement and ask disruptive guests to vacate the premises with no refund.FIREWORKS, FIREARMS, AIR SOFT GUNS, ATVS: These items are strictly prohibited. If any evidence of use is discovered Guest will be fined up to $500 (or more depending on circumstances) and will become responsible for any damages associated with the use of these items.  ATV’s should not be used on property grounds for any reason.DRUGS & ALCOHOL: Guest understand that use or presence of illegal drugs and/or underage and/or excessive alcoholic beverage use are absolutely prohibited and will result in their eviction with no refund.NO SMOKING: Cuddle Up Cabin Rentals, Inc has a strict NO SMOKING policy.  Smoking is NOT permitted inside the cabin.  All cigarette butts must be picked up from cabin grounds, fully extinguished, bagged, and placed in the outside trash can. Evidence of smoking inside a cabin will result in a $300 fee to cover a thorough cleaning of upholstery, bedding, carpets and any other areas of smoke smell or discoloration. CHILDREN: Guest understand the cabin is not child proof and extreme caution must be used, including but not limited to the parent or legal guardian monitoring the child(ren) when children are occupying the premises, playing outside, or in or around the hot tub.  Use of river, creeks, ponds, lakes, tire swings or any other outdoor activity is at the guests own risk.TWIN FALLS & THUNDER FALLS CABIN: Under no circumstances should any child under the age of 16 be allowed around the pool or in the swimming pool area without adequate adult supervision. Under no circumstances should any person, adult or child, be allowed in the pool without a life safety jacket if he or she is unable to swim. There is absolutely NO DIVING, NO JUMPING, NO ALCOHOLIC BEVERAGES AROUND POOL, NO GLASS OR FOOD ITEMS AROUND POOL, NO PETS IN POOL!!!!
